Who needs fire doors installed?

Blocks of flats and their landlords

Every flat entrance door that opens onto a shared corridor or stairwell has to be a fire door. In buildings over 11 metres, the Fire Safety (England) Regulations 2022 also require the responsible person to check flat entrance doors every year and communal fire doors every three months. We carry out these checks as a fire door inspection.

HMOs and shared houses

Most London councils expect FD30 fire doors on bedrooms, kitchens and any room opening onto the escape route as a condition of the HMO licence. We check your licence conditions before we quote.

Offices, shops and other workplaces

Under the Fire Safety Order 2005 your fire risk assessment decides where fire doors are needed, usually to protect stairs, corridors, plant rooms and stores.

Houses with a loft conversion or integral garage

Approved Document B calls for an FD30 door between an integral garage and the house, and for fire doors onto the stairway in most three-storey homes and loft conversions.

FD30 or FD60: which fire door do you need?

The rating is the number of minutes the door held back fire under test. Your fire risk assessment, your building control approval or your HMO licence tells you which one applies.

FD3030 minutes

The standard door for most propertiesFlat entrance doors, HMO bedrooms and kitchens, doors onto a protected stairway in a house.

FD6060 minutes

Higher-risk rooms and longer escape routesPlant rooms, bin stores, doors between a protected stair and a high-risk area, and anywhere your assessment calls for 60 minutes.

FD30SSmoke rated

The same door with cold smoke sealsRequired on flat entrance doors and most escape-route doors. FD60S is the 60-minute version.

Every door leaf we supply carries the manufacturer’s fire test evidence to BS 476-22 or BS EN 1634-1, and we fit it to the manufacturer’s instructions and BS 8214 so the certificate stays valid.

What a compliant fire door installation includes

A fire door only works as a complete assembly. If one part is wrong, the whole door fails. These are the parts we fit and check on every job.

Certified door leaf and frame

A fire-tested leaf hung in a matching frame, with the test label or plug left in place so an inspector can trace it.

We check: label, rating and frame fixings

Intumescent strips and smoke seals

Strips in the frame or door edge expand in heat to seal the gap. Cold smoke seals stop smoke getting through before the heat builds.

We check: continuous, undamaged, correct size

Fire-rated hinges

Three CE-marked hinges to BS EN 1935, fixed with the right screws, so the door cannot drop or bind in a fire.

We check: three hinges, no missing screws

Self-closing device

An overhead closer to BS EN 1154 that shuts the door fully onto the latch from any angle, without slamming.

We check: closes from 75 mm open

Correct gaps

Two to four millimetres at the head and sides, and no more than 10 mm under the door, or about 3 mm where the door must also stop cold smoke.

We check: measured with a gap gauge

Glazing, letterplates and signage

Fire-rated glass and beads, intumescent letterplates, and a Fire Door Keep Shut sign where the door is self-closing.

We check: every opening in the door is fire rated

Fire door regulations in England

These are the rules and standards we work to on every installation.

2005Law

Fire Safety Order 2005Makes the responsible person for any non-domestic premises or the common parts of flats keep fire doors in working order, based on a fire risk assessment.

2022Law

Fire Safety (England) Regulations 2022In residential buildings over 11 metres: quarterly checks of communal fire doors, annual checks of flat entrance doors, and fire door information for residents.

BSALaw

Building Safety Act 2022Stricter duties for higher-risk buildings of 18 metres or seven storeys and above, including records of fire door work.

ADBBuilding regs

Approved Document BSets out where fire doors are required in new work, conversions and extensions, and the rating each location needs.

8214Standard

BS 8214:2016The code of practice for fitting timber fire door assemblies: gaps, fixings, seals, hardware and frame installation.

TestStandard

BS 476-22 and BS EN 1634-1The fire tests a door must pass to be called FD30 or FD60. The label on the door edge refers back to one of these tests.

Repair, upgrade or replace?

Not every door needs replacing. A door that is already a fire door can often be brought back to standard with new seals, hinges or a closer. A standard door can never be upgraded, because it has no fire test behind it. Signs a door needs attention:

  • Gaps you can slide a pound coin through, or daylight at the edges
  • The door does not close fully onto the latch on its own
  • Seals that are painted over, torn, missing or hanging loose
  • Fewer than three hinges, loose hinges or missing screws
  • Splits, dents, holes or non-fire-rated glass or vents cut into the leaf
  • No label or plug on the door edge, so nobody can prove it is a fire door

Our fire door inspection tells you which doors can be repaired and which need replacing, with photographs and a cost for each. For a whole block, a fire door survey gives you a door-by-door schedule to plan the work. The London Fire Brigade’s fire door guidance explains the checks residents can do themselves.

Fire door installation FAQs

How much does fire door installation cost in London?

Fire door installation starts from £1,249 per door, supplied and fitted, including VAT. That covers a fire-tested FD30 or FD60 leaf and frame, intumescent and smoke seals, fire-rated hinges, a self-closer and your installation certificate. Glazed vision panels, letterplates, security hardware and removing the old door can add to the price, and blocks of flats are quoted per door after a free survey.

How long does it take to install a fire door?

A single fire door usually takes two to four hours, including removing the old door, fitting the new frame and leaf, and making good. A block of flats is scheduled over several days, working floor by floor so residents are not left without a door.

Do I need an FD30 or an FD60 fire door?

FD30 is the standard for flat entrance doors, HMO bedrooms and kitchens, and doors onto the stairway in a house. FD60 is used for higher-risk rooms such as plant rooms and bin stores, and wherever a fire risk assessment or building control calls for 60 minutes. Add an S, as in FD30S, where the door also has to stop cold smoke, which is the case for almost all flat entrance and escape-route doors.

Are your fire doors certified?

Yes. Every door leaf we supply has been fire tested to BS 476-22 or BS EN 1634-1 and carries the manufacturer’s label or plug on the door edge. We fit it to the manufacturer’s instructions and BS 8214 so that test evidence remains valid, and we give you an installation certificate for your fire safety records.

Can my existing door be upgraded instead of replaced?

Only if it is already a fire door. An existing fire door can often be repaired with new seals, hinges, a closer or a new frame. A standard internal door cannot be upgraded to a fire door, because it has no fire test behind it. A fire door survey tells you which doors can be repaired and which need replacing.

Are landlords legally required to fit fire doors?

In a block of flats, every flat entrance door opening onto a shared corridor or stairwell must be a fire door, and the Fire Safety (England) Regulations 2022 require regular checks in buildings over 11 metres. For an HMO, most councils require FD30 doors on bedrooms and kitchens as a licence condition. In a single-let house the requirement depends on the layout, for example a loft conversion or an integral garage.

How often should fire doors be checked?

In residential buildings over 11 metres, the responsible person must check communal fire doors at least every three months and flat entrance doors at least once a year. For other premises the fire risk assessment sets the frequency, and we recommend a check at least every six months, with a professional fire door inspection annually.

What is the maximum gap around a fire door?

BS 8214 allows two to four millimetres between the door and the frame at the head and sides. The gap under the door can be up to 10 mm, or about 3 mm where the door also has to stop cold smoke. We measure every gap with a gauge after fitting and record it on your certificate.

Can you fit a fire door I have bought myself?

Yes, provided it is a fire-tested door with its certificate and installation instructions, and the frame, seals and hardware match what the manufacturer tested. We check the paperwork before we fit it. Most customers prefer us to supply the doorset so one company is responsible for the whole assembly.

Which areas do you cover?

We install fire doors across all 32 London boroughs and the City of London, from our office on Upper Street in Islington. Contact us about sites just outside the M25.
