Our Process

1

Step 1 – Initial Consultation

FRA London begins with a no-obligation consultation to understand your specific asbestos concerns. This initial and startup discussion will let you know to access your needs and provide a tailored quote, ensuring clarity and transparency from the outset.
2

Step 2 – Survey and Testing

Using an extensive on-site survey, our certified experts carefully search the property for asbestos-containing materials (ACMs). To guarantee correct identification and assessment, we gather samples of suspected items and forward them to a UKAS-accredited laboratory for exact analysis.
3

Step 3 – Reporting and Recommendations

After getting the test results, we create a thorough report with the location, kind, and state of every ACM we identify. Emphasising safety and adherence to current rules, we offer unambiguous advice for management or elimination.
4

Step 4 – Management and Follow-up

Beyond the initial survey, we offer ongoing support to help you implement effective asbestos management plans. We provide consultations and re-inspections to keep your property safe and lawful.

What are the types of asbestos surveys?

Three primary forms exist demolition surveys to find all asbestos before demolition, refurbishment surveys before renovations, and management surveys to find asbestos throughout regular usage.

Are asbestos surveys mandatory by law?

Under the Control of Asbestos Regulations 2012, all non-domestic buildings are legally required to evaluate and control asbestos concerns, beginning with an extensive survey to pinpoint possible hazards.

What happens during an asbestos survey?

A surveyor will inspect the property and gather samples of questionable items for lab analysis. The results, including safety advice, will be described in a thorough report.

What safety precautions are taken?

To guarantee the safety of all involved, surveyors carefully handle samples, wear protective gear, and follow rigorous decontamination protocols.

How much does an asbestos survey cost in London?

Management surveys start at £249 plus VAT for a 1–2 storey communal area, £299 plus VAT for up to two bedrooms and £399 plus VAT for up to five bedrooms. Commercial premises start at £379 plus VAT for a shop up to 200 square metres. Refurbishment and demolition surveys are quoted per property. Price varies with size, sample count and location — central London congestion and parking are a real cost. We quote a fixed price before we attend.

Which type of asbestos survey do I need?

There are two under HSG264. A management survey if you are occupying or managing a building and no work is planned. A refurbishment and demolition survey if you are about to do work that breaks into the building fabric — including small jobs like removing a kitchen or a stud wall. If you are unsure, describe the property and the work and we will tell you.

How quickly will I get the report?

Within 48 hours of the survey, once laboratory results are back. Laboratory analysis is typically 24 to 48 hours. If you need it faster, tell us when you book.

What happens if you find asbestos?

Usually less than people expect. Asbestos in good condition, where it is unlikely to be disturbed, is generally safer managed in place than removed — removal is the moment fibres are released. Your report sets out, material by material, whether to leave and monitor, protect, repair or remove.

Can I stay in the property during the survey?

For a management survey, generally yes. Sampling is brief and controlled, and we will ask you to keep clear of the specific area while it is done. For a refurbishment and demolition survey the area must normally be empty, because it involves opening up the structure.

How long is an asbestos report valid for?

There is no fixed expiry date. The register should be kept current and conditions re-inspected periodically — at least annually is the common standard — and reviewed whenever the building changes, work is done, or a material is damaged. A survey from several years ago on a building that has since been altered should not be relied on.
